Using the auction lot list
The Auctions tab shows residential lots sourced from PropertyData’s auction listings. Every lot is pre-scored, sorted by band, and ready for deeper analysis on demand.
Where the data comes from
PropertyInvestiQ pulls auction listings from PropertyData, which aggregates listings from Rightmove, Zoopla and OnTheMarket. The national list refreshes monthly, and key cities refresh weekly.
We’re explicitly not scraping individual auctioneer websites directly. If a lot hasn’t been picked up by PropertyData’s aggregated feed, it won’t be in our list. That’s a deliberate quality boundary — PropertyData’s feed is structured and reliable.
How lots are sorted
By default, lots are ordered by band first, then by score within band:
- Excellent lots first (highest within-band score at the top)
- Then Good, then Moderate, then Below average, then Avoid
- Lots without a score (rare — usually missing key data) fall to the bottom
The auction date only breaks exact ties: when two lots have the same score, the soonest auction is shown first, undated lots last. There’s no way to override this ordering — use the filters below to narrow what you see instead.
Filtering
The filter panel supports:
- Search — postcode, address or lot number
- Source — filter by aggregator (Rightmove, Zoopla, OnTheMarket)
- City — filter to a specific city
- Hide under offer (SSTC) — exclude lots that are sold subject to contract
A lot’s own card can show “Listed Online” when we can’t identify which of those three portals it came from — that’s a display label, not a filterable source.
The “Why this score?” panel
Click any lot to open the detail drawer. The Why this score? section explains the score using the three-block formula:
- Price delta vs comparable area median
- Success-indicator factors (with weights)
- Risk-indicator factors (with weights)
This view is free — opening it doesn’t decrement your AI quota.
Running a deep analysis
Live on Investor and above. Each property score on a paid plan includes a written AI analysis (up to your monthly cap). On Explorer, the score, band and “Why this score?” breakdown are available; upgrade to add the AI commentary.
For your shortlisted 1–2 lots, the Run deep analysis button will:
- Produce a plain-English verdict (buy / watch / avoid) with a confidence rating, the key reasons for and against, and a short summary you can act on
- Cost one analysis credit from your monthly quota
- Take ~20 seconds to generate
- Be cached — running the same analysis again within 30 days is free for everyone (cache hit)
See Subscription FAQ for tier limits.
What’s not here yet
- BGS subsidence overlay — coming in V2
- Title-document parsing — manual upload of legal pack PDFs and AI-flagged risks is planned
- Watchlist auto-rescore notifications — you can save lots to your watchlist but we don’t yet email you when their scores change
