Rental yield calculator

Annual rent against purchase price, with and without your running costs. Type the numbers, the yield updates as you go.

Gross yield: 8.0% · Net yield: 8.0%

Guidance only. Yield says nothing about whether the price itself is right — that takes comparable sold prices.

What is a good rental yield in the UK?

Most buy-to-let investors look for a gross yield of 5–8%. Yields above 8% are common in northern cities like Liverpool, Sunderland and Middlesbrough; central London yields often sit nearer 3–4% with growth doing more of the work.

What is the difference between gross and net yield?

Gross yield is annual rent divided by purchase price. Net yield subtracts your running costs first: letting fees, insurance, maintenance, ground rent and service charges. Net is the number that pays your mortgage.

How do I work out rental yield?

Multiply the monthly rent by 12, divide by the purchase price, and multiply by 100. A £120,000 property renting at £800 a month returns a 8% gross yield.
